Our family estate is placed in a secluded part of inland Istria and our house has a unique position with beautiful views overlooking the surrounding hills and the slopes of Mount Ucka in the distance. The nature lovers will admire its idyllic setting, peace and quiet, away from tourist crowds and stress. Even if it seems to be somehow hidden away at first sight, following the road signs for Kosovija, you’ll find our estate at the end of a narrow, asphaltic country road.

The house is surrounded by its own orchard,olive trees, vineyard and a garden. The symbol of the place, an old oak tree with a swing, dominates the lawn in front of the house. In the shade of its treetops, you can enjoy an “alfresco dinner” set at a rustic wooden table and admire the panorama. Leading from the lawn to the house and a living room, there’s also a covered terrace with a dining table and a grill.
You can choose one of the two options of accommodation: the house or the apartment.
The house has got two floors ad has a total of 150 m2 living space. It comfortably accommodates up to 6 persons. The house can be rented out for a week.

On the ground floor there is a large living room (45 m2) with a dining table and a fireplace, a fully equipped kitchen along with some traditional elements (a wood-burning stove); an entrance hall and a bathroom.
The stairs are leading from the living-room to the top floor. There are three bedrooms with double beds, each bedroom has got its own bathroom.
Alternatively, if your stay in Istria is shorter, you can stay in our apartment on the upper floor. It accommodates 2 persons, has double–bed bedroom, with bathroom, a small kitchen and a dining table.Of course, all outdoor facilities are at your disposal, too. (the covered terrace with a grill and the rustic dining table under the old oak-tree, a garden…) The minimum stay is 3 days.
Whether you rent the house or the apartment, your privacy is guaranteed because in any case, you are the only guests in the house! Along with a peaceful holiday based on a rest and relaxation, we also offer opportunities for sport and leisure activities in the surrounding area (such as biking tours, riding ,trekking, paragliding, free-climbing..) as well as pleasant trips all around Istria. We are also lucky to have several typical Istrian inns (osterias) in our vicinity where local traditional food is served, and which simply must be tried.

How to reach us?

From Rijeka:
From Rijeka go through the Ucka tunnel and after it, follow the main road (called the Istrian Y) in the direction of Pazin. After 7 km, turn off the main road at the first exit Lupoglav. At the first crossing, turn left (opposite the direction for Lupoglav), and after 200 m , when you see a little chapel by the side of the road, take the right turning and follow the local country road and signs for Kosovija, for another 6 km.

From Pazin and Pula:
Leave the Istrian Y at the exit Cerovlje. Follow the local directions for Borut and then Culeti (you’ll pass several railway crossings).When you have passed the viaduct for the second time, turn right into a narrow country lane, following the sign for Kosovija.

From Slovenia and Italy
From Buzet, follow the direction for Lupoglav and the tunnel of Ucka. When you have passed Lupoglav, do not turn onto the Istrian Y (taking you towards the tunnel or Pazin), but follow the local road, going straight forward. After app. 100 m, when you see a little chapel by the side of the road, take the right turning and follow the local country road and the signs for Kosovija, for another 6 km

From Labin:
Going from Labin and Rabac to Rijeka, turn left in Vozilici, following the directions for the Ucka tunnel. From there, follow the directions described in “From Rijeka”.
